Integrated real estate solutions and consulting

At ROOF, we offer real estate solutions that help landowners, investors and organisations looking to develop their assets understand the opportunities and make clearer decisions, from studying the site and feasibility through to developing the real estate product and managing the stages of execution.

Real estate consulting

Our services

We combine our knowledge of the Riyadh market with our experience in developing real estate projects to offer solutions built on understanding the site, studying market needs and assessing feasibility, leading to well-considered decisions and real estate products that can be delivered.

  • Real estate feasibility studies

    The question

Is this project worth building, and in what form?

We study land and real estate development opportunities by examining the site, analysing the market, understanding demand and identifying the right uses and products, to reach a clear view of the project’s potential and feasibility.

Our cost figures do not come from a general index. They come from a developer’s experience across 137,444 m² of built-up area.

  • Real estate advisory

    The question

How should I invest my capital, and in what kind of property?

We provide real estate advice built on practical experience in the Riyadh market, helping landowners and investors study the opportunities and options available and make clearer decisions before starting development.

  • Real estate product development

    The question

Which real estate product best suits my land and the market?

We help turn real estate opportunities into well-studied products that suit the site and the market’s needs, from defining the idea and the best use to developing the project’s overall concept.

  • Property management

    The question

How does my property hold its value and income after I buy it?

We offer property management solutions that help organise operations, track performance and preserve the asset’s value over the long term.

Why ROOF?

Our expertise doesn’t start at construction, but with the decisions that come before it.

At ROOF, we see a real estate project as one integrated system: it starts with the site and the market and extends to the idea, the design and the execution, to develop well-studied real estate products that suit the city’s needs and add real value to the asset.

Our work

Three feasibility decisions, with their numbers

Every project we have developed began with a feasibility decision: how many units, what sizes, and from what price. Here are three, with figures from their published unit schedules, from residential floors to villas starting at SAR 5,380,000.

  • Roof Residence — Al Muruj — Al Muruj, Riyadh

    Roof Residence
    Al Muruj

    Al Muruj · Floors

    42 Units · ⁦144–277⁩ m² · ⁦2–3⁩ Bedrooms · From SAR ⁦1,440,000⁩

    The challenge

Al Muruj combines a quiet residential character with the activity around it. The question was how one residential building could serve more than one size of household without losing its identity.

    What we did

We laid the project out as 42 units of two to three bedrooms, sized between 144 and 277 m². The largest is close to double the smallest, so households of more than one size each find their option in the same building.

    The result

A published unit schedule listing each unit’s floor, size and price, starting from SAR 1,440,000. So far, 11 of the 42 units have been booked or sold.

What it means for you: The range of sizes is a feasibility decision in its own right, and one of the first things we study in yours.

  • Levels Elite — Umm Al Hamam West, Riyadh

    Levels Elite

Umm Al Hamam West · Villas

    24 Units · ⁦300–513⁩ m² · 4 Bedrooms · From SAR ⁦5,380,000⁩

    The challenge

In the luxury property market, a buyer pays first for privacy and space. The question was what amount of space is worth a price above five million riyals.

    What we did

We planned 24 villas between 300 and 513 m², built around privacy and the generous space a family needs. The smallest villa is more than double the smallest unit at Al Muruj.

    The result

A published unit schedule starting from SAR 5,380,000. So far, 8 of the 24 units have been booked or sold.

What it means for you: A high price needs space to match it, not just a location. That is what we test in your financial model.

  • Roof Residence — Al Wurud — Al Wurud, Riyadh

    Roof Residence
    Al Wurud

    Al Wurud · Floors

    12 Units · ⁦114–284⁩ m² · ⁦3–5⁩ Bedrooms · From SAR ⁦1,810,000⁩

    The challenge

A small project. When there are only a few units, every decision in the mix affects the whole project, and there is no room for a unit that does not find its buyer.

    What we did

We kept it to 12 residential floors of three to five bedrooms, between 114 and 284 m², giving the privacy of a standalone home inside an integrated residential building.

    The result

A published schedule of twelve units starting from SAR 1,810,000. So far, 11 of the 12 units have been booked or sold.

Source: ROOF unit schedules on roof.com.sa, read 12 September 2026

What it means for you: A small project does not need a simpler study; it needs a more precise one.

Frequently asked questions

What is a real estate feasibility study, and what does it include?

It is a report that answers, before you commit money, whether the project will earn a return that justifies its cost and risk. It covers four areas: market, technical, financial and regulatory. It ends with a clear recommendation: build, adjust, or do not build.

How much does a feasibility study cost in Saudi Arabia?

There is no fixed price, because the cost follows the scope. Four factors set it: the asset type, the size of the project and its number of units, the availability of reliable data on the district, and the depth of the technical study. At Roof we define the scope in a first session, then send a proposal with price and timeline before any commitment.

How long does a feasibility study take?

The timeline follows the size of the project and the availability of data; a study of a single residential plot is shorter than one for a mixed-use development. We fix the timeline in the scope proposal, with a date for each deliverable.

What is the difference between a real estate consultant and a broker?

A broker works after the decision, finding a buyer or seller and earning a commission when the deal closes. A real estate consultant works before it, analysing whether you should buy at all, where and at what price, and handing you a detailed report. The broker’s interest is that the deal goes through; the consultant’s is that your decision is right.

What is the difference between brokerage and ongoing management?

Brokerage ends when the sale or lease is signed. Property management starts there and continues: collecting rent, following up maintenance, renewing contracts, and reporting to the owner on occupancy and expenses. Brokerage is a single transaction; management is an ongoing relationship, measured by its reports.
